If there’s one repair call I get the most during monsoon, it’s damp patches spreading across a wall, usually the one right behind a balcony or facing the exterior. And almost every time, the root cause traces back to something that could’ve been fixed before the rains started.

Here’s how I approach balcony and exterior wall waterproofing, and what I wish more people checked before monsoon hits.

Start with the Balcony Floor Slope

A balcony floor should always slope gently toward the drain outlet. If water pools in corners instead of draining out, it sits there for hours, sometimes days, and slowly seeps into the flooring and the wall behind it.

Pour a mug of water on your balcony floor and watch where it collects. If it doesn’t drain within a few minutes, the slope needs correcting, this is usually done with a thin waterproof screed layer by a mason.

Clear the Drain Outlet Before It Becomes a Problem

A clogged balcony drain is one of the simplest issues to fix and one of the most damaging when ignored. Leaves, dust, and debris build up over the year and block water from draining properly, forcing it to find another way out, usually into your walls.

Clean the drain outlet thoroughly before monsoon starts, and check it again every few weeks once the rains begin.

Check the Balcony Parapet Wall Closely

The parapet wall, that low wall along the edge of your balcony, takes direct hits from rain and sun all year. Hairline cracks here are extremely common and often invisible until water starts seeping through during heavy rain.

Run your hand along the parapet wall surface and look closely at the top edge, where water sits the longest. Any cracks should be filled with a waterproof crack filler, followed by a fresh coat of exterior waterproof paint.

Waterproof Coating Isn’t a One-Time Job

A lot of people assume that if their balcony or exterior wall was waterproofed once, it’s protected forever. In reality, waterproof coatings wear down over 3 to 5 years depending on exposure and quality.

If it’s been a few years since your last waterproofing, don’t wait for visible leakage to reapply it. A fresh coat applied preventively is far cheaper than repairing internal wall damage later.

Pay Attention to the Wall-Floor Junction

The point where the balcony floor meets the wall is a common weak spot. Even a well-waterproofed floor can fail here if this junction wasn’t sealed properly during construction or renovation.

This area should have a proper waterproofing membrane or sealant that runs a few inches up the wall, not just across the floor. If you’re unsure whether this was done in your home, it’s worth getting it checked by a waterproofing contractor.

External Wall Cracks Travel Further Than You’d Expect

A crack on the outside of your building doesn’t always show up as damage directly behind it, water can travel sideways or downward before it appears as a stain indoors. This is why exterior wall cracks should never be judged only by where the indoor damage shows.

Do a visual check of exterior walls once before monsoon, focusing on areas around window frames, pipe fittings, and any visible hairline cracks.

AC Pipe Holes and Wall Penetrations

Any hole drilled through an exterior wall, for AC pipes, cable lines, or exhaust fans, is a potential entry point for water if not sealed properly.

Check around these openings for gaps and reseal them with a weatherproof sealant. It’s a small, often-missed detail that causes disproportionately large damage over a season.

When to Call in a Waterproofing Professional

Small, localised issues, a cracked parapet, a clogged drain, a worn sealant joint, are usually manageable with the steps above. But if you’re seeing damp patches spreading across a large wall area, water stains that keep coming back after repair, or seepage on multiple floors, this points to a bigger waterproofing failure that needs professional assessment.

A Pre-Monsoon Checklist Worth Repeating Every Year

Honestly, most of what I’ve shared here isn’t complicated, it’s just easy to forget until the damage is already visible. Walk through your balcony and exterior-facing walls once before monsoon arrives, and address small issues while they’re still small.
